Welcome to the Seamstress's Flat

146 3rd Street, 2nd Floor Is Currently rented

Welcome to our Edwardian Lady. The earliest records we have of this flat indicate that it originally served as the home and shop of an independent seamstress who, given her proximity to Washington Park and the quality of her living space, likely served the personal fashion needs of its families.  We've always known that the building was the location of a seamstress but the hundreds of pins we found in the floor cracks during the restoration of the second floor apartment were proof positive that it was hers.

DOUBLE PARLOURS

Troy Double Parlours are perhaps the most charming aspect of the typical Troy townhouse.  The Seamstress's Flat is no exception.  Both parlours have decorative fire places and the two rooms are separated by pocket doors.  There is a rather spectacular medallion in the ceiling of the second parlour.

  SECOND PARLOUR
When the pocket doors between the two parlours are completely open, the two rooms are perfectly capable of functioning like a ballroom.  In fact, in many of our Troy town houses there are ballrooms of the same dimension as double parlours.  All that is to say that this is a terrific space for entertaining.







LOCATION:
This apartment is two blocks from Sage College, three blocks from the Morningstar Montessori Early Childhood Children's Center, about a 4 minute drive to R.P.I. and about a 4 to 5 minute walk to great down town restaurants, the library, the Music Hall, the health food store....etc.  I could go on forever.

BEDROOMS

THE CRAFTSMAN ERA STUDIO OR BEDROOM
The Craftsman room was added in the early 1900s, the last years in which this apartment was updated before the current restoration.  It has great light from the large double windows with their view of the T.R.O.Y Rocks and RPI.
A small utility room, with its washer and dryer hook-ups and small closet, is conveniently placed between the Craftsman room and the kitchen.

FRONT BEDROOM
Exactly twice the size of the normal Troy bedroom (famed for being so tiny you can barely turn over in bed), and sporting a large closet, this bedroom is, now, an extremely comfortable size.

There are a total of seven rooms + a bath and a utility room.  In addition to the rooms shown here, the apartment has one 7'x10' general purpose room off the kitchen and next to the bathroom which would be an ideal California closet/den/computer room.

The layout is accurate but the scale is very approximate.

KITCHEN

There is plenty of space in this kitchen for serious cooking, serious storage, and serious fun with friends.
Clean up is easy with a tile floor and a dishwasher.










There are two side by side pantries, each with seasonal storage above, accessible through separate doors.

The kitchen has a gas range with a huge built in microwave above, dishwasher and, of course, a refrigerator.




Even with the updated features, the kitchen is still filled with original details like this delicate dove and flower support bracket.
                                   

OFFICE

Overlooking the Victorian street scene from the front window bay, the office provides a quiet retreat from the bustle of the main foot path of the apartment.  We're betting that our seamstress used it for the same purpose.

The rent for this 2nd floor apartment is $1420 per month plus utilities.  Pets are fine.  Rent plus security deposit and a signed twelve month lease are required for move in. We also use a signed Statement of Condition in order to keep this apartment in top drawer condition.  Rent includes one parking bay in the carriage house.
